Current Projects

East Main is a 5.35-acre mixed-use development located along East Main Street in the Town of New Market, Maryland. Originally zoned HD (Historic District)—which permits a blend of residential and commercial uses—the property was successfully rezoned to TRC (Town Residential/Commercial) by Verdant in July 2023.

Following the rezoning, final approval of the TRC Master Plan was obtained in August 2023, and preliminary subdivision plan approval followed in October 2023. Verdant secured Historic District Commission (HDC) approval in January 2024. The site is fully served by public water and sewer, with sufficient capacity for the intended development.

The approved plan includes:

•	42 Duplex and Townhouse lots
•	22,000 square feet of new retail and office space

Final approvals, including improvement plans and record plats, are expected in early Summer 2025, with site development scheduled to begin shortly thereafter. NVR will serve as the builder for the residential component of the project.

Verdant will begin marketing the retail/office component—both as land sales or build-to-suit opportunities—in Summer 2025, offering a unique blend of new residential and commercial space in the heart of New Market’s historic corridor.

Sewell Farm is a 126.7-acre parcel located along Harney Road within the corporate limits of the City of Taneytown, MD. The property is currently zoned R-10,000 Residential, permitting the development of single-family detached homes. Public water and sewer are available immediately adjacent to the site, with sufficient capacity to support the proposed development.

Verdant has planned the site as a 340-unit community, comprising 235 single-family detached (SFD) lots and 105 townhome (TH) lots. The annexation and zoning approvals are now beyond appeal. Remaining entitlements required to commence development include the Community Village Overlay zoning, a water and sewer map amendment, and preliminary and final subdivision and improvement plan approvals. Verdant anticipates securing these approvals by late 2026 or early 2027 and has recently submitted a request for the Community Village Overlay and Master Plan approval.

SEWELL FARM

TANEYTOWN, MD

The Woods is a 1.38-acre parcel located off Baughman’s Lane in Frederick City, Maryland. In August 2022, Verdant secured both Site Plan and Adequate Public Facilities Ordinance (APFO) approvals for the development of 11 condominium townhouse lots. The property benefits from immediate access to public water and sewer, with confirmed capacity to support the planned development.

All required entitlements for construction have been obtained. Site development is complete, and vertical construction is underway, with home sales launching in June 2025.

The Woods represents another successful Verdant project that aligns thoughtful planning with market demand in a prime Frederick City location.

THE WOODS

FREDERICK, MD

England Woods is a 537-unit age-restricted community situated on 91.5 acre in New Market, MD. It will contain 399 single-family detached and villa homes along with a 138-unit affordable senior multi-family component. In addition, the community will feature an array of amenities that include a clubhouse/pool, pickleball courts, bocce courts, dog park, walking trails, firepits, and other passive open-space elements. The project will be built by DRB Homes.

Verdant began entitling the project in 2022 by annexing the property into the Town of New Market. Additional approvals obtained since annexation include:

•	Rezoning to a floating mixed-use zone
•	Masterplan approval
•	Preliminary Plan approval
•	Site Plan approval
•	Water/Sewer masterplan changes
•	Design & approval of significant offsite improvements
•	Site Improvement Plans

Site Development will commence in late 2025 and the first homes should deliver late 2026/early 2027.

ENGLAND WOODS

NEW MARKET, MD

Hammaker Hills is a thoughtfully planned residential community consisting of 59 single-family detached lots, located within the Town of Thurmont, MD.

Verdant Development Group managed the entitlement and site development process for both phases of the project: 

•	Phase I included 37 lots and was successfully completed in October 2022.
•	Phase II included 22 lots and reached completion in May 2025.

DRB Homes serves as the builder for the community, delivering high-quality single-family homes in this scenic and growing area of Frederick County.

Hammaker Hills exemplifies Verdant’s continued success in delivering well-executed residential developments in partnership with leading regional builders.

HAMMAKER HILLS

THURMONT, MD

The Shoppes at Railroad Square is a proposed 10,000 square-foot retail and office development ideally located along Potomac Street in Brunswick, MD. Verdant Development Group has secured both site plan and architectural approvals for the project, paving the way for new commercial opportunities in this growing corridor. 

Verdant Realty Group is the exclusive listing broker, actively marketing the property as either a build-to-suit opportunity or a pad site sale, offering flexibility for end users and investors.

This project reflects Verdant’s continued commitment to thoughtful, community-oriented commercial development.

THE SHOPPES AT RAILROAD SQUARE

ENGLAND WOODS MULTI-FAMILY

CITY, MD

Park Place at Ballenger is a 3.17-acre parcel strategically located along Ballenger Creek Pike, directly adjacent to Tuscarora High School in Frederick County, Maryland. In Q2 2022, Verdant successfully secured a rezoning to PUD (Planned Unit Development), with an approved density of 29 townhome lots.

The site benefits from immediate access to public water and sewer, with confirmed capacity to support the proposed development.

Verdant has obtained:

•	Site plan and preliminary subdivision plan approvals
•	All required water and sewer map amendments
•	Improvement plan approvals

Final plats were recorded in December 2024, and site development is now underway. The residential builder for the project is DRB Homes, bringing quality townhome construction to this highly desirable Frederick County location.

Park Place at Ballenger is a prime example of Verdant’s proactive planning and successful entitlement execution in high-growth suburban corridors.

PARK PLACE AT BALLENGER

FREDERICK, MD

The Willows is a 4.74-acre parcel of land located along Pennsylvania Avenue in Westminster, Maryland. It was successfully annexed in late 2021 and is presently zoned R7500 Residential. Verdant Development Group has submitted an overlay zoning and site plan request that will permit the development of 40 Two-over-Two condominium units.
